We are delighted to offer this most attractive, Grade II listed farmhouse, situated in the popular hamlet of Piltdown with easy direct access to the A272. Little Barkham Farmhouse is understood to date from the early 17th century, with later additions and offers spacious and flexible accommodation in excess of 2000 square feet over two floors. On the first floor there is master a bedroom with ensuite facilities, two more double bedrooms, two further bedrooms and family bathroom. On the ground floor, there is an entrance hall, sitting room/study, shower room, utility area, drawing room, kitchen/breakfast room, dining room and bedroom with an ensuite shower. Externally, there are well maintained gardens and grounds of about 0.4 acre (tbv), with off road driveway parking and scope for further parking subject to obtaining necessary consents. Features of this lovely period home include a wealth of exposed wall and ceiling timbers, an open fireplace in the drawing room and an attractive farmhouse style kitchen/breakfast room incorporating some wood and granite worktops, oil fired Rayburn and quarry tiled flooring. In our opinion, the rooms adjacent to the entrance hall on the southern side offer flexibility to be utilised as an annexe, if required. The main roof space is accessed via a small staircase and this could be converted into a further room subject to obtaining necessary consents. The present owners have enjoyed over twenty years in this lovely home during which time they have made many improvements and kept the property regularly maintained. The house has also been fully redecorated internally in 2017 so that all is in good order throughout. Of particular note are the superb gardens with a large sun terrace at the rear and three further sun terraces in various locations. The garden comprises generous well manicured lawns, productive kitchen garden, a pretty brick enclosed well, a modern oil storage tank, log store, garden shed and at the far end of the garden a gated area with a further larger shed/workshop. Private drainage is via a modern treatment plant discharging through the adjacent farm with full environmental discharge consent. AN INTERNAL VIEWING IS UNHESITATINGLY RECOMMENDED BY THE OWNERS SOLE AGENT. CALL 01825 762132.
