Offering simply stunning countryside views, we are delighted to offer this attractive, character detached family home, understood to date back to the 1930's, situated down a quiet, no through country lane, on the edge of an area of outstanding natural beauty on the outer fringes of the sought after village of Buxted. Over the years the property has been significantly extended, notably on the ground floor, and currently comprises four bedrooms and a bathroom on the first floor. There is an entrance lobby, hall, shower room/wc, sitting room, dining room, boot room, kitchen/family room, utility room and conservatory on the ground floor. Externally, Marriners is approached through a five bar gate to a parking area for several cars plus an Oak framed double Heritage style garage. The gardens and grounds of approximately one acre (tbc) surround the property, which is fairly centrally located, and provide lawns plus a wealth of flowers, shrub, plants and bushes, strategically placed seating areas to take advantage of the glorious views, and an outdoor swimming pool. The property has been subject to meticulous and extensive upgrading by the present owners including relocating and refitting the kitchen/family room with contemporary units, refitting the bathroom with roll top bath, re-flooring and redecorating throughout. There are two loft areas, with potential for conversion, subject to consents and, in our opinion, with the space surrounding the property, there is undoubted potential to extend further, subject to the usual planning applications and consents. ONLY AN INTERNAL VIEWING OF THIS LOVELY FAMILY HOME WILL CONVEY ALL THE FINE FEATURES ON OFFER AND TRULY STUNNING COUNTRYSIDE VIEWS. 01825 762132
Location: Marriners is situated in a quiet lane on the eastern outer fringes of the sought after village of Buxted with its amenity shops, church, public house and mainline railway station with commuter links to London Bridge. The village is surrounded by attractive open countryside with numerous footpaths and bridle paths, whilst a few miles to the north is the circa 6500 acres of the Ashdown Forest, the home of Winnie the Pooh as immortalised in the books of A.A. Milne. In the surrounding areas there are numerous golf courses including the East Sussex National and equestrian centres will be found at Hickstead, Crockstead and Golden Cross. The larger town of Uckfield is just a short drive away with its more comprehensive range of shopping facilities including two supermarkets, schooling for all ages, restaurants, public houses and churches together with mainline railway station with links to London Bridge.
Directions: From our office in Uckfield proceed north until reaching Ringles Cross. Take the right fork and proceed until reaching the traffic lights. Turn right on to the A 272 and continue to the village of Buxted, passing the railway station on your left. Proceed through the village and on exiting the village through the Pound Green area, take the last turning on your left in to Howbourne Lane and Marriners will be found on the left just past the turning to Buxted Wood Lane.
